Building Division
The Building Division ensures the public health, safety, and welfare of our citizens through the regulation of construction according to the Florida Building Code.
The Division:
- Processes building permit applications
- Verifies required contractor competencies and licensure
- Reviews plans
- Issues permits
- Performs inspections
- Issues Certificates of Occupancy
Questions often arise as to when building permits are required. Please call 386-763-5377 and our division staff members will happily answer your questions regarding permit requirements. A non-exhaustive list of specific work requiring permits is below.
Work Requiring One or More Building Permits
Altering / Changing the Occupancy of a Building or Structure / Constructing / Demolishing / Enlarging / Moving / Repairing
Permits are required when you perform work on any electrical, gas, mechanical, or plumbing system that is regulated by the technical codes such as: Altering / Converting / Enlarging / Erecting / Installing / Removing / Repairing / Replacing
Projects For Which a Permit or Permits are Required
- Sign installations or replacement
- Decks and Patios
- Air conditioner installations or replacement
- Fences
- Furnaces & heating equipment, fireplaces, wood stoves
- Re-roofing and roof repairs
- Sheds placement or replacement
- Swimming pool installation or restoration
- Hot tubs, new shower enclosures, new bath tubs
- Balcony enclosures
- Hurricane shutters
- Interior remodeling including cabinet replacement
- Window replacement or alteration
- Door replacement or alteration

- Any electrical modification
- Siding installation or replacement
- Soffit, fascia, and gutters
- Balcony railing restoration
